Eviction cleanout checklist for Dallas landlords

After an eviction, every day a unit sits full of belongings is a day without rent. This checklist helps landlords and property managers get the unit cleared and ready for the next tenant quickly, without skipping the steps that protect you.

Before the cleanout

  1. Make sure you have legal possession. Only clear a unit once the eviction process is complete and you are allowed to take possession. Rules about handling a former tenant's belongings depend on Texas law and your lease, so check with your attorney or property manager if you are unsure.
  2. Document the unit. Take dated photos and video of every room before anything is moved. This protects you if there is a dispute later.
  3. Set aside anything you are required to hold. Follow your lease and legal advice on what must be stored and for how long.
  4. Note hazards. Chemicals, paint, needles, pests or damage. Tell your hauler before the job, because some items need special handling.
  5. Get a quote with photos. Photos of each room let us price the job and bring the right crew.

During the cleanout

  • Clear everything that is going. Furniture, mattresses, appliances that are not yours, clothing, trash and anything left in closets, cabinets, the patio and storage areas.
  • Check the whole property. Garages, sheds, attics, yards and parking spots are easy to forget.
  • Keep owner-provided appliances in place. Tell the crew which appliances belong to the property.
  • Sweep out. A broom-swept unit is ready for cleaners and repairs right away.

After the cleanout

  1. Take after photos of every room for your records.
  2. Change the locks and check smoke detectors.
  3. Schedule cleaning, paint and repairs. Booking them before the cleanout keeps the turnover moving.
  4. Save your receipts. Cleanout and repair costs may matter for the security deposit accounting.

How to keep turnover time short

The fastest turnovers happen when the hauler, cleaner and repair crew are lined up before the unit is cleared. If you manage several units, having one hauler you can call for every move-out saves you time on every job.

Working with property managers and investors

We work with landlords, property managers and real estate investors across Dallas-Fort Worth. We are licensed and insured, we can work with a lockbox or key handoff, and we send photos when the job is done so you do not have to be there.

This checklist is general information, not legal advice. Eviction and abandoned-property rules depend on Texas law and your lease.
