How much does a hoarder cleanout cost in Dallas?
Hoarder cleanouts are some of the biggest jobs we do, and every one is different. Here is how the price is worked out, what makes it go up or down, and how to plan the job so it goes smoothly for everyone involved.
Why there is no single price
A hoarder cleanout can be one packed bedroom or a full house, garage and yard. The price depends mostly on how much has to go, and that is hard to judge from a phone call. That is why we ask for photos or a walk-through before we give a number.
How we price it
We price by volume, meaning how much space the items take up in our trailer, which holds about 16 cubic yards. Our current ranges are:
- 1/4 truck (about a pickup truck load): $200 to $300
- 1/2 truck: $400 to $500
- 3/4 truck: $550 to $700
- Full truck: $700 to $900
Most hoarder cleanouts take more than one full load. A single packed room might fit in one trailer, while a whole house can take several. See our pricing page for details.
What changes the price
- Total volume. The number of loads is the biggest factor.
- Heavy items. Appliances, furniture, books, paper and anything wet weigh more and take more labor.
- Access. Stairs, narrow hallways, blocked doors and long carries to the trailer add time.
- Sorting. If the family wants us to set aside papers, photos, keepsakes or items to donate, the job takes longer.
How long it takes
A smaller job can be done in a few hours. A full house can take a full day or several days, depending on volume and how much sorting is needed. We will give you a time estimate along with the quote.
How to plan a hoarder cleanout
- Talk with the person and the family first. A cleanout goes better when everyone knows what is happening and what will be kept.
- Decide what must be saved. Important documents, photos, jewelry, medications and anything with sentimental value. Make a short list for the crew.
- Send photos of every room. Include closets, the garage and the yard. It is the fastest way to get an accurate price.
- Clear a path if it is safe to do so. Do not move anything heavy or unsafe yourself. That is our job.
- Plan for the next step. Cleaning, repairs, a property sale or a move often comes next, so line those up ahead of time.
We treat every job with respect
Hoarding is often tied to loss, stress or health problems, and these jobs can be emotional for families. We work quietly, keep the job private and never judge. Our goal is to get the home safe and usable again.

Common questions
How much does a hoarder cleanout cost in Dallas?
It depends mainly on volume. Our prices run from $200 to $300 for about a pickup truck load up to $700 to $900 for a full 16-cubic-yard trailer, and most hoarder cleanouts need more than one load. Send photos for an accurate quote.
Can you set aside items the family wants to keep?
Yes. Tell us what to look for, such as papers, photos or valuables, and we will set them aside as we work. Sorting adds time, so mention it when you ask for a quote.
Do you clear the garage, attic and yard too?
Yes. We can clear the whole property, including garages, attics, sheds and yards. Include photos of those areas so the quote covers everything.
How fast can you start?
Often within a few days, and sometimes the same day for smaller jobs. Call or text to check the schedule.
