Property cleanout checklist for landlords and investors
A vacant or rental property that is full of someone else's belongings needs a clear plan. This checklist helps you clear it quickly without creating problems.
1. Make sure you have the right to clear it
Rules about a tenant's or former owner's belongings depend on your situation, your lease and the court or legal process involved. Follow any court order, and ask your attorney or property manager before anything is removed. We cannot give legal advice. We do ask for written authorization from the owner or manager before a cleanout.
2. Document the property
- Take dated photos or video of every room, the garage, the yard and any sheds.
- Note anything valuable or personal that needs to be stored or returned.
- Keep a record for your files.
3. Arrange access
- Share the address, lockbox or key plan and any gate codes.
- Confirm utilities are on if lights or water are needed.
- Tell us about stairs, narrow doors or long carries.
4. Separate what cannot go on the truck
Paint, chemicals, solvents, medical waste and propane tanks are hazardous, and we cannot haul them. Flag them early so they are handled separately.
5. Get a quote and a time
Send photos and a short description. Pricing depends on volume, access and condition, and we quote before we start.
6. Walk it afterward
